Greetings from Tamarack Resort

This week we took our final runs of the ski season. While this year’s season was shorter than usual, it’s a reminder that these fluctuations aren’t unique to Tamarack — or even uncommon over time.

In fact, I vividly remember a previous March 26th  when I skied in the morning, played a few holes of golf, mountain biked the Pelican Trail, ran a 5K through Foothills Park, enjoyed a quick round of disc golf, and even paddle boarded on Lake Cascade— all in the same day. That’s the beauty of Tamarack… It’s not just about the season, it’s about how you embrace it.

Interestingly, Tamarack entered this winter with stronger early-season snow conditions than many resorts across the West. That brought an influx of out-of-state visitors chasing snow — and ultimately discovering something much more.

What they found is what many of us have long known: a truly special, master-planned four-season resort with an authentic and welcoming community. The seamless access to Lake Cascade, Osprey Meadows Golf Course, miles of trails, and what I believe is Idaho’s best selection of true ski-in/ski-out real estate creates a lifestyle that’s hard to replicate.

And with that… Tamarack is no longer a hidden gem. It’s being discovered — on multiple levels.

IKON Pass is Coming to Tamarack Resort

The recent addition of Tamarack Resort to the Ikon Pass ecosystem marks an important milestone in the resort’s evolution as a destination mountain community. Ikon connects millions of skiers worldwide to premier destinations such as Steamboat Resort, Big Sky Resort, and Palisades Tahoe — and historically, resorts that gain exposure through major pass networks experience increased visitation followed by stronger demand for second-home real estate.

For Tamarack, this expanded visibility introduces a new audience of destination skiers who may discover what many of us already know: a rare four-season mountain resort where skiing, championship golf, lake recreation, and mountain biking converge. As national awareness grows, the properties that tend to benefit most are the most scarce — true ski-in/ski-out homes, walkable Village residences, and lift-adjacent cottages.

At Trisha Sears Real Estate (TSRE), we are already seeing increased interest from out-of-area buyers looking for exactly these lifestyle opportunities. As Tamarack continues to mature as a national resort destination, understanding the nuances between neighborhoods, property types, and investment potential becomes even more important. Our role is to help buyers navigate those choices with clear data, historical perspective, and local insight.

If Tamarack follows a similar trajectory to other resorts that added the Ikon Pass, the pattern usually unfolds like this:

  • Phase 1 — Awareness: Thousands of passholders discover the resort.
  • Phase 2 — Visitation Growth: More destination skiers and weekday travelers. This should enhance our trajectory of short-term rental occupancy, especially for ski-in/ski-out properties.
  • Phase 3 — Buyer Conversion Repeat visitors become second-home buyers.
  • Phase 4 — Premium Property Appreciation Scarce ski-access homes outperform.

Act Now to Capture the Opportunity

Now may be the ideal time to secure your ski vacation home — before true scarcity in Tamarack’s most desirable properties begins to place pressure on values upward.

If you’ve been considering an investment purchase, this is the moment to take a closer look. While achieving positive monthly cash flow can be challenging when financing is involved, short-term rental (STR) income can help offset carrying costs. In addition, there may be meaningful tax advantages — be sure to consult with your CPA to fully understand the benefits.

STR performance at Tamarack has continued to strengthen, driven by expanded amenities, year-round events, and increased marketing exposure — bringing more consistent demand to the resort.

We recommend working with your financial advisor and CPA to develop a strategic plan, ideally with a 5-year hold horizon, as Tamarack continues to grow.  In the meantime, let the search begin with TSRE for your Four Season Resort Property.
