1/15/16 Letter to the Tamarack Resort Homeowners:

Dear Tamarack Homeowners,

Since Tim Flaherty announced to the TMA Board of Directors that he would be resigning his position as the Executive Director of the TMA, the Board has been diligently working on solutions for both interim, and long-term management alternatives to fill the Executive Director’s role. The goals were to keep the TMA on a stable course and to develop solutions that are in keeping with the economic interests of the Homeowners.

To maintain stable operations during the rest of the winter months, when snow removal is a critical component of the homeowner services, the Board has decided to proceed with an interim solution that includes expanded roles for Jan West, the current TMA Security Manager, and Mariana Ishida of Replay Resorts. This will allow the Board the necessary time to analyze in-depth long-term management alternatives. Jan will continue in her role as Security Manager and will also oversee the day-to-day operations at the TMA; including roadways, BU services, engineering, and management of third-party contractors such as Road Warrior. Mariana will oversee the administrative functions at the TMA and other contractual obligations. This interim period is expected to last anywhere from 45 days to 3 months. The TMA can expect to see financial savings during this interim period with the solution outlined above.

Most of you know Jan, who has been working with the TMA since 2011 in the Security department as well as part of the EMT team at Tamarack. Jan is very familiar with the resort, its employees and homeowners, and many aspects of daily TMA operations. She has extensive management experience from her role as the Administrator of the Idaho Youth Ranch where she oversaw the operation of 6 adolescent residential treatment programs throughout Idaho and managed the Residential Directors for each site. In addition to her work experience, Jan holds an M.S. in Psychology form the University of Idaho and has completed Ph.D. coursework in Clinical Psychology at Washington State University. As you may have noticed, Jan is always quick to pitch-in when needed, and her stepping forward as an interim resource is an excellent example of her dedication to the continued success of the TMA and the TamFam.

Mariana Ishida of Replay, a current board member of the TMA, will be taking the lead role on the accounting, assessments, financial reporting, and other administrative tasks. Mariana has been working directly with Rebecca and Brynn at the TMA for the past six months and is intimately familiar with the FY16 budget, Eide Bailly audit, and with the new accounting system, Quick Books. Mariana has extensive experience with homeowner associations from her work as the Development Manager setting up several community and homeowner associations in various mountain resort towns in the West. During this interim period, Mariana will be focused on the following tasks: 2015 Year-End Accounting and Taxes, Financial Reporting, Property Assessments, and working on the long-term solution for TMA management.

While Jan and Mariana fill the interim gap created by Tim Flaherty’s departure, the board is actively investigating three different approaches for the longer term solution, which include: (1) retain the existing structure with an Executive Director and staff; (2) combine an on-site Manager with a third-party management company to provide specific administrative services; and (3) outsource TMA functions to a third-party to realize operational synergies from working with a larger organization. Details on these three options will be presented to the TMA board for a future decision and implementation time line. Regardless of the option selected, the TMA Board is committed to providing on-going leadership and executive oversight to ensure that the functions of the TMA are being performed in a highly competent and transparent manner.

Renowned Canadian Resort Developer to Create Destination Resort on One of the Top-Rated Beaches in the World

ST. JOHN’S, ANTIGUA (January 13, 2016) – Today, Replay Resorts announced that it has acquired 108 acres of oceanfront land from the Government of Antigua on what is consistently ranked one of the best beaches in the world. The former Half Moon Bay Resort was built in the 1950’s, and for decades was a sought-after vacation destination and resort playground for international travelers and celebrities. Replay’s expertise in envisioning, designing, marketing, building and operating res0rt destinations will re-establish Half Moon Bay as one of the most idyllic destinations in the Caribbean.

According to Prime Minister Gaston Browne: “Over the past 18 months we have met with developers from around the world who have shown great interest in redeveloping Half Moon Bay, but Replay Resorts stood out for its expertise in resort place making and as importantly, its ability to put these places on the world map. These are integral elements to realizing the potential of Half Moon Bay. Replay’s vision for Half Moon Bay will generate significant employment and economic benefits for the people of Antigua for years to come.”

Replay has completed preliminary planning for the new Half Moon Bay Resort, which includes an internationally recognized luxury branded beachfront hotel, oceanfront villas and lots, an intimate retail village and ocean view cottages. Half Moon Bay Resort has been approved for the Citizenship by Investment Program (CIP), recently introduced by Antigua and Barbuda. Sales of the CIP real estate will begin immediately. Replay has established an international distribution partnership to accelerate sales of CIP, and in turn accelerate the redevelopment of Half Moon Bay. Replay will announce its hotel brand partner in the spring of 2016 and construction of the resort is estimated to begin in late 2016.

Below is a letter to the Tamarack Homeowners regarding the new management of the Arling Center:

Dear Homeowner,

Since taking over resort operations on May 1, Replay Tamarack has worked toward rebuilding the activities and amenities at Tamarack. The Replay team reopened the mountain bike park and waterfront cabana last summer. Plus, our team collaborated to bring the Huckleberry Jam music festival to Tamarack in August.

Our team assumed operations of food and beverage in the fall, and last November we announced the creation of Tamarack Lodging Co. (“TLC”), the official rental management company of Tamarack Resort. TLC is on schedule to begin taking reservations in February and will manage the Front Desk at the Lodge at Osprey Meadows as of May 15th. TLC has 28 rental units currently contracted for management and continues to work with other homeowners to include them in the official Tamarack rental program.

All of these initiatives have been done to help create a smooth vacation experience for our guests in which all key touch points of the guest experience are operated in a coordinated and holistic manner by the resort.

Today, Replay takes the next step toward growing the vitality of Tamarack and is proud to announce that Replay Tamarack will become the exclusive property manager of the Arling Center, the resort’s wedding and conference center, beginning February 4th, 2016. The resort team will be the agent that sells and administers the events that take place at the Arling Center. Additionally, Tamarack’s food and beverage division will be the exclusive caterer for all new events at the Arling Center into the future.

Over the next four weeks, our team will work with the current property manager, Valet Vacation Rentals, to ensure a smooth transition of the property’s management. Additionally, the Arling Center’s existing reservations will be honored and those events will proceed as planned.

Overall, our goal is to help grow the utilization of the Arling Center through weddings, corporate and association groups, and social events. Event growth at the Arling Center will help build lodging occupancy and the overall vibrancy of the resort.
