Investment group pays off taxes to keep options open

A group of Tamarack Resort homeowners has paid off the taxes due on 490 acres of bare ground at the resort to keep options open for a potential buyer, the attorney for the group said Tuesday.

The Tamarack Homeowners Acquisition Company paid $33,368.98 in past-due property taxes to keep the five parcels from being sold at an auction held Monday by Valley County commissioner, said the group’s attorney, Kris Ormseth of Boise.

“THAC was concerned that the loss of those five parcels in a tax deed sale would have made the resort less attractive to a qualified developer,” Ormseth said.

The 490 acres are located at the southern end of the resort and have no services such as water, sewer or electricity.

The removal of the five parcels left 15 smaller parcels left to be auctioned for past-due taxes during the commissioners’ regular meeting at the Valley County Courthouse.

No bidders came forward during Monday’s auction and commissioners said they were unsure what to do next.

The parcels were offered in one package for the minimum price of $375,000, which was the amount of past-due taxes on those parcel.

The action by the homeowners is the latest move to ensure major operating parts of the resort can be put under consolidated ownership.

THAC was formed last October to buy a variety of parcels formerly owned by New TR Acquisition Co., which had defaulted on its property taxes. Investors were required to put in at least $100,000 to be part of the effort.

But the new group only paid past-due property taxes on facilities needed to run the resort’s ski area, such as the The Canoe Grill and Seven Devils Pub.

The other parcels were the ones scheduled for auction on Monday. They included the 490 acres of bare ground, 14 privately owned hotel rooms in the Lodge at Osprey Meadows, the former medical clinic and the former Crane Creek Market.

There are separate ownerships on the former Osprey Meadows Golf Course, which was closed in 2015 and left to overgrow, and the unfinished Village Plaza, a complex of retail space and condos

THAC is still hoping to find a buyer for all available parts of the resort, Ormseth said.

“The purpose of THAC is to keep as much of the resort as possible available for sale to a qualified developer,” he said.

 

 

 

Valley County announces its intention to sell select properties taken by tax deed.

The Board of County Commissioners will host a live auction on May 1, 2017 at 1:30 P.M. at the Valley County Courthouse, 219 North Main Street, Cascade, Idaho 83611. The properties shall be sold as a “bundle” meaning there will only be one auction which includes all properties to be sold. The minimum bid for the properties is $400,000. Potential buyers are notified that by law, the record owner has the right to redeem the properties prior to the auction. Accordingly, not all of the properties listed on the Valley County website may actually be included in the “bundle” for auction. Please continue to check the Valley County website for updates. Any purchaser of the properties will take them subject to all existing North Lake Recreational Sewer and Water District local improvement district assessment liens for past due amounts and future payments as provided by Idaho law. Further encumbrances may be identified through the title search process.
